Concept and challenges: Located near Highway 40 and accessible from Boulevard de l’Ange-Gardien (Route 344), the project is part of the gateway landscape of L'Assomption, a 15-minute walk from downtown.
The site, originally zoned commercial, was home to Matériaux Coupal Inc. at 723 Boulevard de l’Ange-Gardien and bordered to the southwest by CN Railway. The project is at the heart of a rapidly changing area. Indeed, the establishment of a Transit Oriented Development (TOD) area and the planning of the Agtech Zone, located on the former Electrolux factory grounds across Boulevard de l’Ange-Gardien, are generating momentum and fueling the redevelopment potential of the sector.
