TOD CHABANEL MASTER PLAN

The strategic planning of the TOD area of Ahuntsic and Chabanel stations is the culmination of a process of reflection and planning aimed at the sustainable densification of the sector and the improvement of both its quality and its attractiveness. This mandate consists of carrying out the specific urban planning program (PPU) of the TOD area of Ahuntsic and Chabanel stations, through collaborative and participatory planning that allows for the reconciliation in a planning document of a shared development vision of the sector and coherent actions to achieve it. • Comprehensive urban diagnosis and analysis
• Bilingual citizen consultation
• Production of a form-based code with simple, clear, and illustrated development standards and criteria;
• Creation of a public domain development guide including a vision, guidelines, and development objectives, as well as development proposals and interventions addressing: public space, mobility, parking, road sharing, links and connections between key points of interest, vacant or underutilized spaces, the interface between the public and private domains, etc.;
• Production of illustrated deliverables that are easily understood by the general public.

• Context of revitalization of a major axis in a TOD sector;
• Recommendation of zoning change and integration of human and neighborhood life in a formerly industrial sector.
• Enhancement of the green space proposal.
• Promotion of a hypermobility project using existing facilities that will contribute to the economic viability of the neighborhood.
• Development of a proposal on a human scale that can accommodate a growing population.
• Creation of a safe environment for pedestrians and cyclists.
• Development of five separate reports related to the five project offices that led to the final PPU document.
